Elements of an Offer

Once you have decided on a home it is time to put in an offer.

• Price

Depending on market conditions, your opinion on the value, information provided by your agent as well as negotiations, the sale price can vary greaty from the listing price

• Deposit

The deposit shows your good faith and commitment to the home. This amount will be creditied towards the purchase of the home upon closing of the sale. 

• Terms

This includes the total price offereed and the financing details. You may arrange your own financing or propose to assume the seller's mortage, which may have a favourable interest rate.

• Conditions

These are additional clauses that are agreed to be part of the sale. Some examples are "subject to home inspection" and "subject to selling of your property", but they can be tailor to the specific situation.

• Inclusions and Exclusions

These may include things like appliances, window coverings, light fixtures, etc.

• Closing Date

This is the date that the title is legally obtained and transaction of funds is completed. This also commonly the possession date, the day which you would take physical possession of the property.
