Getting a Pre-inspection

It is often advised to get a pre-inspection to provide you with advantages as a seller. It allows you to determine the exact condition of your home and deal with any previously unknown issues before your home is put on the market. This beneficial for negotiations with a potential buyer as you are assured with your pre-inspection. Additionally, you may chose to provide a buyer with an inspection report to improve buyer confidence.


Renovating for Resale

The return on investment for renovations yields different results depending on what is being renovated. Not all renovations have equivalent returns therefore it is important to plan ahead to increase likelyhood of sale and profit on renovations.

For example, on average a fresh coat of paint returns 75% payback on investment. It is also a good practice to avoid adding too many personal touches for resell, to appeal to the majority of people, shades of white or more neutral shades of popular colours are recommended. In terms of rooms in the house, the kitchen and bathroom are good areas of focus, new countertops, tiles, cabinets are usually worth the time, money and effort.

The 1999 Renovations and Home Value Survey by the AIC found the following rate of returns:

  • Kitchen Renovation - 72%
  • Bathroom Renovation - 68%
  • Exterior Paint - 65%
  • Flooring Upgrades - 62%
  • Window/Door Replacement - 57%
  • Main Floor Family Room Addition - 51%
  • Fireplace Addition - 50%
  • Basement Renovation - 49%
  • Furnance/Heating System Replacement - 48%

It is important to keep in mind that the upfront cost for each of these renovations vary greatly as well as each home is different, therefore renovations recommendations will vary from house to house.


Marketing your Home

It is important to properly market your home so that it reaches the most eyes. The biggest tool is listing your home on the MLS. This allows tens of thousands of other Realtors to be able to view and show your home. The MLS system is a cooperative listing service operated by the local real estate board. Listing on the MLS is only available to Sales Representative, which is why listing with on is invaluable. 

Another powerful marketing service are open houses, this allows potential buyers who may not be represented to walk through and see the house. The listing agent acts as a host who showcases all the features of the house and answers any questions attendees may have.

Advertising is an additional tool to effectively market a home. This can range from online to physical advertising, it is important that your home is visible 24/7 online to anyone interested as well as sending out print ads which highlight and draws attention to your home.
